The Core Site at North East Cambridge.

Master developers U+I and TOWN are working in partnership with Anglian Water and Cambridge City Council to explore the vision for a new sustainable urban quarter at the heart of the proposed new district of North East Cambridge.

The Core Site, located at the heart of the North East Cambridge area, is owned by Cambridge City Council and Anglian Water. It has the potential to deliver over 5,000 new homes over the next 20 years, along with shops, workplaces, education, community and leisure facilities, and open spaces.

This opportunity is enabled by the proposed relocation of Anglian Water’s Cambridge Waste Water Treatment Plant, with the support of Homes England, and the Cambridgeshire and Peterborough Combined Authority. For more information about the relocation, please click here.

The Greater Cambridge Shared Planning Service is bringing forward an Area Action Plan (AAP) – a planning framework for the  wider North East Cambridge district, which envisages a total of 8,000 new homes in ‘an inclusive, walkable, low-carbon new city district with a lively mix of homes, workplaces, services and social spaces, fully integrated with surrounding neighbourhoods’. U+I, in partnership with TOWN, have been selected as master developers for the Core Site and we’ll be working together over the coming years to bring forward proposals, and a planning application in due course.

Our vision is based on three key promises:

  • The Core Site will support the health, happiness and wellbeing of the people who will live, work and spend time here.
  • The Core Site will be an integral new quarter of Cambridge, taking inspiration from the city, engaging with citizens’ present needs and helping shape the future of Greater Cambridge.
  • The Core Site will be an exemplar for development fit for the challenges of the 21st Century, enabling sustainable lifestyles, enhancing nature and accelerating the transition to a net zero carbon world.

Over the next year, we’ll be working with people across the city to explore and refine our vision for the Core Site. Although we’re at a very early stage in the process, we’re planning a meaningful and extensive programme of engagement with local stakeholders, organisations and the public to help shape our proposals.
